How We Calculate Your Land Transfer Tax Estimate
Land transfer tax calculators are only useful if they're accurate. Here's exactly how ours works, what it's based on, and where its limits are — so you know how much to trust the number it gives you.
Where the Bracket Data Comes From
Our provincial and Toronto municipal bracket figures are based on publicly published government rates, cross-checked against multiple independent sources before being built into the calculator. The Toronto luxury brackets (effective April 1, 2026, for properties over $3 million) were independently verified against several sources, including a published legal-firm worked example, before being added — we test our own math against a known, publicly documented result rather than assuming our formula is right.
What the Calculator Includes
- Ontario provincial land transfer tax, using the current marginal bracket rates
- Toronto Municipal Land Transfer Tax, including the 2026 luxury brackets for properties over $3 million, if your purchase is within Toronto
- First-time home buyer rebates, both provincial and municipal, applied automatically when you indicate eligibility
What It Doesn't Include

Why We Don't Auto-Update in Real Time
Land transfer tax rates don't change often — the provincial brackets have been stable since 2017, and Toronto's luxury brackets were a rare, one-time addition in 2026. Rather than pulling live data from an external source (which introduces its own reliability risks), we manually verify our rates against authoritative sources on a regular basis and note the date they were last confirmed.
